Getting a mortgage and buying a home is one of the biggest financial decisions you'll make in  your life. That decision will effect all other expenses and investments in your life. Doesn't it make sense to consult with a Financial Advisor (aka Financial Planner) both BEFORE and AFTER you get a home? 

Most properties you'll look at will fall into 2 main categories, Existing homes or New Construction/New Built. There is also a cool "hybrid" option which is doing a Renovation Loan on an existing home!

When it comes to picking out a home, most homes fall into these categories: Single Family, Condo, Townhome, or Mobile home. Watch the video to find out the benefits and drawbacks of each!

When you're getting your mortgage, you will have to pick your "occupancy status" from one of three options: Primary Residence, 2nd Home or Investment Property

You can choose between a Fixed Rate Mortgage or an Adjustable Rate Mortgage. There are different terms as well, such as 30 year, 20 year, 15 year and 10 year terms. Why is each one good or bad for you? Watch to learn more!

Is it really bad to have your credit pulled?? If so, when & how much? What is a "good" score and what's "bad"?  How do you boost your credit? Watch and learn!

There are many different credit scores out there. How low of a score can you have and still get a mortgage?  What sort of things drop your score like a rock and others will give them a nice boost? Watch the video to learn more!

How "much" credit should you have? For how long? What if you have "no credit" at all? Follow these steps to learn and make the appropriate changes to get going!

Not everyone gets the same thing... why? Watch to find out more!

During the loan process, your interest rate will either be "floating" or you will be "locked in". What do those mean exactly and when should you do them? It depends on a few factors as well as your risk tolerance (and if you're a gambler or not!) Watch for more details!

What are the 4 C's?? Well, it's everything that a bank or lender judges you on whether or not to give you money! The better these look, the better rate and loan you'll get! The worse these look, the fewer options you'll have (if any) and the rate you get won't be as good. Watch to get your learn on! :) 

Oooohhh this is a good one! Two of the biggest questions people ask are "How much money down do I need?" and "What's my credit score need to be?" I bet you the down payment you need is LESS than you think it is! :)  How much do you need? Where can the money come from? How do you prove it? Folks, this is CRUCIAL! If you want a hassle free experience, if you want to be FULLY prepared upfront, it takes a little planning and have a complete "paper trail" for everything. This can mean the difference between a fun, easy loan process or a denial!

Your income and how you get it is very important! There are different rules depending on the type of employment or income you have. How long do you need to be at your job? How long do you need to have your business for? What if you work part time? All these answers and more in this section! 

P.S. This is the section to watch especially in the "planning stage"! :) 

What's your "DTI" needed to be in order to get a home? What the heck is it? Well, it all comes down to the income coming in and expenses going out. Learn more by clicking play above!

If you are Self-Employed (whether as a "side job" or your only source of income), there will be a little bit more you will have to provide in addition to a few more questions. Likewise, if you already own real estate (like a 2nd home/cabin or investment property), all of that info (and the proof of it) will need to be given to your lender. Watch this video for more details on the how and the why!

Do you have champagne taste on a beer budget? Sure, we all do! :)  But it's super important that while you want your "dream home", you have to keep in mind you need to afford it AND all the other things in your life. The time to think about budgeting and affordability is not AFTER you already bought the house! :) 

There IS a difference between being "pre-qualified" and "pre-approved" and if you don't know what it is... you BETTER watch this! It's quite different!

The section goes over ALL the steps in the process from start to finish in a good little summary. We've gone deeper into each section before but this is sort of how it all comes together and the order! :) 

Ahhh closing costs! Fun fun :)  This section will help explain what "actual closing costs" are, what you're paying for, who pays for what, and what you should expect! We'll have a couple more with detailed breakdowns of the forms later!

What exactly is Title Insurance and why do you want it (and why does your lender "require" it)? It's a very important part of the process and we've got industry expert Ashley Selle here to tell us all about it!

Half Art. Half Science. The appraisal is a crucial part of the loan process. Since the home you are buying is collateral for the loan, its super important that everyone knows how much it's worth. Are you overpaying? Underpaying? The appraiser is the one that knows! It's a required step and expense and here's more about why and how it works. 

Since this is one of the biggest purchases you'll probably ever make, you'll wan to get an idea of what ALL the numbers are and there's good times in the process to do that upfront, in the middle and at the end. You don't need to be an expert but knowing what to look for (and why) is important. Watch to find out more!

Hopefully you've watched ALL the videos here so far :)  BUT... If not, THIS ONE is SUPER Important! If you want a fun, no-stress experience... it's crucial you understand how the timeline works and follow these tips!

This form is probably the most important form to look at (in addition to the final Closing Disclosure) in the process. When you are comparing lenders, THIS is what truly allows you to compare "apples to apples", otherwise, there are too many unknowns and it's too vague. 

* Head's up, this is a little lengthy, but I explain on a high level about the fees and what to look for and ask in the first 6-7 minutes and then get into the "line by line" after that. 

The Loan Estimate (aka "LE") replaces what used to be called the Good Faith Estimte. This must be sent to you within 3 business days of the actual application. Once you are "final approved or Clear to Close", you will get a "Closing Disclosure" which is a form just like this except showing you the Final numbers now. 

This will tell you the estimate upfront of what your:

  • Interest Rate (whether locked in or "floating")
  • Loan Amount
  • Is it Fixed or Adjustable?
  • Is there a Pre-Payment Penalty?
  • How much in closing costs, prepaid expenses and escrows (if you will escrow)
  • Loan term
  • Am I being charged "points"?
  • What's my total monthly payment? 
  • Do I have Mortgage Insurance and if so, how much?
  • How much do I have to bring to closing? 
  • Who will service the loan?
