This course includes actual bids I won in the Yavapai County tax lien certificate auction.

I share the real estate property tax lien selection criteria I used to win those bids.

This course talks about the overall research process so that you can decide to participate in any tax lien certificate sales auction anywhere in the country.

Most of the counties in the U.S. conduct their auctions online. Each county either holds those sales online through their site, or some other third party auction portal website.

The two most popular tax lien auction portals are:

  • LienHub whose parent is GrantStreetGroup, and

  • RealAuction (Real Tax Lien) who handles auctions for various counties within the country

Both sites also offer other services that compliment the real estate, tax lien and tax deed investing process.

My investing strategy was that of a very risk averse, first time, tax lien investor and so my investing strategy was drilled down to the very lowest common denominator which was to investing in tax liens that have a very high likelihood of redeeming and redeeming quickly.

My overall goal was to find an investment vehicle that would provide me returns greater than the bank without having to invest a lot of time, money and management.

Many states returns are in the high teens like Arizona at 16%, Florida at 18% and Colorado at a whopping 36%, but when you are bidding you bid for something lower than that, but much higher than banks. And when you learn just the fundamentals of how to get started in the tax lien auction world of real estate investing, it opens up a lot of opportunity for education, growth and returns.

Part of that growth is also the ability to invest in Over The Counter (OTC) or County Held Certificates as well as the very popular tax deed investing and this course brings that information to you too.

With that said, this course is presented in such a way that it is easy for you to consume, take notes and expand your research, as all major points related to this topic are the focus of this course allowing you to understand a big topic in bite-sized chunks.
