I was born and raised in South Florida and graduated high school in 1988. I am a Combat Veteran who served in the US Army from 1988 to 1992 as a helicopter mechanic and was stationed in places like Korea, Germany, Turkey & Iraq. After the Army, I attended Embry Riddle Aeronautical University 1993-1995 and studied aviation maintenance. I started in Real Estate in 1997 and became an Ebay Platinum Powerseller 2003-2010.


I moved my family to Tennessee in 2006 and I am a resident of Hardin County, TN. I enjoy raising my children in this area, as it has low crime, great schools and family oriented activities for everybody.

Here is the paperwork I use on my properties. It is an agreement for deed. Please check with you local attorney in your state, as every state will be different. There is no place to have the agreement notarized, so it can not be recorded against the title. This is good for the seller as it makes it easier to have them evicted, if they quit paying.

Bought 2 foreclosure properties from the bank in one deal and make over $380 positive cashflow from the beginning for first 5 years, then positive cashflow goes to $930 for the next 5 years, then it drops to $300 a month for the next $20 years ---OVER $150K PROFIT ALL FROM THIS ONE DEAL~!

I made a mistake on this one, by taking for granted, that it had a septic tank. I found out the day of closing, it didn't have one and decided to do the deal anyway. As yopu will see, even with the mistake, I still come out way ahead of the game.

I bought this one using owner financing and put no money down and will end up making over $70K by the time it is all over. Man, I love this stuff~!

When we bought this one, it was a little out of my area, but it was a big house in a good area for a great price. We sold it to a guy that lived there for a few years and then disappeared on us and moved out. The guy paid us over $45k in all and then just left it. We took it back and sold it again~! Super sweet deal~!
