You need to master the art of finding good deals.

It's no secret that the #1 most valuable skill in the business of real estate is the ability to find deals with high upside. Why? Because if you're able to buy right, all of a sudden options start opening up to you.

  • If you have a good deal under contract, it becomes very easy to raise the capital needed to close.

  • If you have a good deal under contract, you can assign the contract for a hefty wholesale assignment fee.

  • If you have a good deal under contract, you feel much less stress going into the deal.  (I know this from experience all too well)

In fact, when it comes to real estate investing, a rule of thumb to keep in mind is that in real estate, your money be should made when you sign the purchase and sale agreement. You will of course have to work the deal, but if the number's don't make sense when you sign on the dotted line, there's no amount of work that will make your real estate investment profitable.

In short, if you want to make a hefty wholesale fee or see a great return on your investment, you need to be able to find a deal with numbers that make sense given your exit strategy.

The only problem? The vast majority of deals listed On Market by brokers are generally overpriced.

Which means, you need to go one step upstream from the brokers. You must speak directly with the seller themselves.

Why?

Because when you speak directly with the seller, you can negotiate a price and terms that fit your strategy.

In this lecture you will learn about my absolute favorite method of generating off market leads in commercial AND residential real estate - text marketing. Text marketing is a superb way to market for properties that are not on market. It's simple, non-intrusive and is a great way to warm up a lead before the first conversation.

This lecture will briefly cover a few other ways to find off market properties in commercial and residential real estate. I do not recommend these methods for one reason or another. However, this will give you an understanding of what is available.
